Similarly, the municipalities are notoriously difficult to work with, requiring both precision and patience to navigate their complex approval processes.

Our current project

COMPLETION: WINTER 2026

CFP Land is proud to be building a state-of-the-art, custom-designed 8,000+ square foot estate mansion in the prestigious town of Leesburg, Virginia. This remarkable residence, currently about halfway through construction, is the result of more than two years of meticulous planning and close collaboration with a team of renowned architects, engineers, designers, and specialty contractors. Designed as a modern smart home, the project blends cutting-edge technology, luxury finishes, dramatic architectural details, and highly functional living spaces to create a truly one-of-a-kind private estate.


Before vertical construction could begin, CFP Land first had to tame the property’s steep and challenging slopes through an extensive site-development effort. This included approximately $500,000 in retaining walls, engineered grading, site stabilization, and related infrastructure work, which took nearly a full year to complete. The result is a transformed 1-acre estate site with the grand house and parking court positioned atop the hill, anchored by a striking modern fountain as the centerpiece of the arrival experience.


The estate main house will feature five spacious bedrooms, five and a half opulent baths, and a dedicated two-floor executive office suite with both interior access from the main house and a private exterior entrance. This executive suite is designed as a fully functional private wing, complete with a large office space, kitchen and living room, full bath, private living quarters, exercise room, and laundry area.


In addition to the main residence, the project also includes plans for a separate 4,000+ square foot detached six-car carraige house with a luxury apartment above, featuring two bedrooms and two and a half baths. Both the main house garage and the carriage house will be equipped with multiple Tesla chargers, and be smart buildings as well.


The contemporary design features an open floor plan with an expansive 85-foot sightline, offering breathtaking views from end to end. Inside, the home will include a gourmet chef’s kitchen, a stunning wine room, a combined game room and movie room for entertainment, smart bidet toilets throughout, and extensive travertine finishes that bring warmth, durability, and timeless sophistication to the interior design.


One of the home’s signature architectural features will be a dramatic $100,000 floating staircase rising approximately 40 feet, paired with a striking stone accent wall that will serve as a central design statement. The spa-like primary ensuite is designed to rival the finest resorts, featuring luxury finishes, a steam wet room and a serene retreat-like atmosphere.


Outside, overlooking a beautiful viewshed, the estate will feature a spacious outdoor kitchen, outdoor living room with fireplace, al fresco dining area, and a full sit-at bar, creating an exceptional setting for entertaining and enjoying the surrounding landscape.

UPCOMING PROJECTS

Fall 2027

texas Manufacturing plant

CFP Land has acquired acreage off a major highway in South College Station, Texas and is in the schematic design phase of a design-build project for a national manufacturing company.  The Texas office and manufacturing facility will feature a 30,000-square-foot production building, along with a corporate office and support buildings, to support the operations of this new central US hub, providing both cutting-edge manufacturing capabilities and a modern, functional workspace for the expanding team. This is part of a larger business park being designed for other tenants as well.

Winter 2028

The next project after the manufacturing plant is a South College Station, Texas,  access controlled, light industrial business park. This business park will feature 8 stand-alone, smart, flex space office/warehouses, each 10,000-12,000 square feet with exterior covered storage yards and ample parking for both staff and patrons. Designed with sustainability in mind, the development will incorporate green technologies such as permeable pavement, biobonds, solar power, and geothermal energy to create an eco-friendly and efficient environment for businesses to thrive.

Founded by two visionary Principals after graduating from Texas A&M University, CFP Land began its journey in the competitive land development industry of Houston, Texas. One Principal, the son and mentee of a renowned Texas architect, brought a deep understanding of design and construction, while the other, a skilled design professional and business strategist, provided the leadership and direction to guide the company forward. Together, they saw a unique opportunity to offer clients a blend of creative design and strategic development expertise.


What started as a small company with just two employees grew over the years, adding new branches and expanding the team to 35 professionals. This growth allowed CFP Land to broaden its service offerings and strengthen its presence in the architecture and real estate development industry.


After more than 30 years of success, the Principals made the strategic decision to streamline operations and focus on the company’s core strengths. Today, CFP Land is a leaner, more agile organization, with a dedicated team of 15 full-time professionals committed to delivering exceptional real estate development services with a focus on quality, innovation, and client satisfaction.
